Outside, locate the condenser (the big metal box with a fan on top). Where is my water heater and what do I need to check?

Your water heater lives in the basement, garage, utility closet, or attic (less common but happens in older southern homes). It's either a tank (30–80 gallons, a tall cylinder) or tankless (a wall-mounted box, gas or electric). Find the label on the side — it lists capacity, fuel type, manufacture date, and model number. Water heaters last 8–12 years for tanks, 15–20 for tankless; if yours is past that range, budget for replacement before it leaks.

Check the temperature setting on the thermostat dial — 120°F is the EPA and Department of Energy recommendation to prevent scalding and Legionella growth while minimizing energy cost. If your dial is set to 140° or higher, you're paying extra and risking burns.

Never turn gas back on yourself; the utility or a licensed plumber must relight pilots.

A sump pump sits in a pit in your basement floor and automatically pumps out groundwater. Test it by pouring water into the pit until the float rises and the pump kicks on. If it doesn't run, you risk a flooded basement the next heavy rain. Replace the backup battery (if you have a battery-backup model) every 2–3 years.

Attic ventilation prevents ice dams in winter and heat buildup in summer. Go up with a flashlight and locate soffit vents (under the eaves), ridge vents (along the roof peak), or gable vents (in the end walls). Blocked vents cause attic mold and shorten shingle life. If you see daylight through the roof boards or feel a strong draft, you may have a ventilation imbalance that needs fixing.
