Fall is the cheapest insurance you can buy against a miserable winter. Four jobs matter most before the first freeze: winterize the sprinklers, clean the gutters, seal drafts, and service the furnace. A few hours now prevents burst pipes, ice dams, and a no-heat night.

Why winterize the sprinkler system?

Water left in irrigation lines freezes and cracks them, turning a free task into a spring repair. Before the first hard freeze, shut off the supply and drain or blow out the lines (and outdoor faucets — here's how). In cold climates this is non-negotiable.

Do I really need to clean the gutters in fall?

Yes — one last time after the leaves drop. Clogged gutters overflow, and in winter that water forms ice dams that push under your shingles and leak inside. Clear the gutters and downspouts so melting snow drains away from the house.

When should I seal drafts?

While it's still mild — caulking and weatherstripping go on best in moderate temperatures, and you'll feel the benefit all winter. Find the leaks, caulk the gaps and add weatherstripping, and you'll cut your heating bill and stay warmer.

Why service the furnace before winter?

Because the worst time for a furnace to fail is the first cold snap, when every HVAC company is slammed. Get it serviced in fall, change the filter, and test the heat on a mild day. Catching a problem early beats a freezing weekend with no heat.
